Buying here: what to check
Buying in Caroline County raises a few local questions. You can go through them at a Buyer Consultation:
- Town tax or county tax. Bowling Green owners pay a town real estate tax plus the county tax. Milford, Ruther Glen and Woodford are unincorporated, so no town tax applies there. The county rate is $0.58 per $100 of assessed value for tax year 2026.
- Water service. Caroline County runs four public water systems: Carmel Church-Ladysmith, Milford, Town of Port Royal and Townfield. Confirm service for a specific address with the county before you make an offer.
- Lake communities. In Lake Caroline or Lake Land'Or, ask for the association's resale documents and check its dues and rules before you commit.
Before the consultation, jot down the towns you are considering, whether you want a house, land or a home in a lake community, and any must-haves such as acreage or public water. That keeps the first meeting focused on your search. Buyer Representation is one of ASJ's listed services, and if you want to see a home in person, the booking form also offers a Property Showing.
Selling: a free CMA and a net sheet
If you are thinking about selling, you can request a free, no-obligation Comparative Market Analysis (CMA) from Anthony S. Johnson. A CMA uses recent sales of similar properties, which gives you something concrete to weigh when you think about a listing price.
Before you list, ASJ also provides a net sheet: an estimate of what you would take away from the sale once its costs are paid. Seeing that number before you decide is the point of it.
To ask for a CMA, use the contact form and choose Home Valuation, or book a Seller Consultation. For either one, have the property address ready, along with a list of updates or repairs you have made and the timing you have in mind. If the home is in Lake Caroline or Lake Land'Or, expect buyers to ask for the association's resale documents and to check its dues and rules, so it helps to find out early how to request them from the association.
Land, rentals, commercial and investors
Homes are only part of the work. ASJ's services also include Land & Acreage, Residential Rentals, Commercial Real Estate and Investor Consulting. Anthony's 40-plus years cover land transactions and commercial leasing as well as residential sales.
- Land. For questions about a parcel, choose Land & Acreage as the subject on the contact form.
- Rentals. Residential Rentals is a separate service; mention it when you get in touch.
- Commercial. Commercial Real Estate is a listed service; say what kind of property or lease you have in mind when you get in touch.
- Investors. The booking form has an Investment Strategy option for investment questions.
ASJ's current listings are on All Properties.
